Complete application: Each adult over age 18 is required to complete our rental application using their own individual email address. Anyone age 18+ who will be residing at the rental property must complete their own individual electronic application.
Each applicant must: 1) Pay the application fee 2) Provide government issued photo ID and 3) Provide income verification – three months most recent pay stubs/bank statements; or offer letter for new jobs.
Credit: Credit under 600 may be subject to a double deposit unless a co-applicant is fully qualified.
Income: Combined gross income must be at least 3 times the monthly rental rate.
Occupancy: Occupancy is limited to 2 people per bedroom, plus one.
Pets: Not all properties allow pets. If a property does allow pets, there is a limit of 2. Typically an increased monthly fee will be charged and an additional fee will be due upon move in. The following pets will not be accepted: Rottweillers, Dobermans, Pit Bulls (A.K.A Staffordshire Terriers), Bull Terriers, Wolf hybrids, German Shepherds, Chows, Presa Canarios, Akitas, Alaskan Malamutes, Chow Chows, Siberian Huskys and any others which may be listed in property owner’s insurance policy.
Denials: Your application will automatically be denied if you have insufficient income, a prior eviction, negative landlord reference, an open bankruptcy, a judgement or delinquent account/collection with a landlord, property management firm, or utility company. Persons who are listed on any sex offender list will not be considered. Applicants should be aware that serious convictions relating to crimes involving violence, drug activity, gang activity, arson, and injury to persons will likely be denied.
